even if i quit or sell my business product i will still have made substantial amount from the selling of the property which has went up quite extensivley in the last 10 years.

Not to be pedantic, but I am almost certain that brothels and massage parlours if the premises is leased are not 'retail leases' like a bottleshop or grocery store.
