I would have a look around on cracker. Lots of listings for Melbourne, photos aren't always genuine, but you can always ask when you call them.

Colloseum 45-47 Tope St. I was there 4mths ago. There are 3 shops next to each,
And the strange thing was Colloseum is a lot nicer but was actually cheapest out of the 3.
Girls introduce themselves one by one. The room I had was massive with a super king size bed.
Very clean place.
